Everything agents ask about Ike
What origination adds to your business, what Ike keeps off your plate, what you can earn and how licensing works.
The questions agents ask
So what exactly is Ike?
Ike is building a mortgage brokerage for real estate agents. Ike Mortgage LLC is licensed in Colorado, NMLS 2907898, and in no other state. You get your own mortgage loan originator license, Ike sponsors it and employs you for your mortgage work, and pays you on each loan you originate. Behind you, Ike’s technology and mortgage team take each loan to lenders, negotiate the best terms for your buyer, and run the file to closing. Lenders pay Ike at closing, and your 1% comes out of that.
Is this actually legal?
Yes. Ike Mortgage LLC is licensed in Colorado, NMLS 2907898, and in no other state. You get your own mortgage loan originator license and originate through Ike’s mortgage brokerage once it is licensed in your state. Supervision, disclosures and records are built into the operation. Your buyer always keeps the right to choose any lender.
What does it pay?
1% of the loan amount on each eligible funded loan. On a $390,000 loan that is $3,900.1 The final compensation structure is set in writing before your first loan funds. Examples are illustrative, not guarantees.
How much work is a loan for me?
You guide your buyer and handle the licensed moments that need your judgment. Ike’s technology and mortgage team do verification, processing, compliance and closing coordination. Your part is likely measured in minutes, not hours.
What does licensing take, and who pays for it?
Ike pays your licensing costs as they come due: the course, the test, the NMLS and state fees, the background check, and each year’s renewal and continuing education. You pay nothing out of pocket. Mortgage work begins once your license is active, Ike sponsors it, and required approvals are in place. Ike also maps the path for you. The education is a 20-hour online course, with an 85% exam pass rate for agents who complete it, according to our education partner. Timing varies by state. Most agents can complete it alongside their normal business.
Do I have to leave my brokerage?
No. Ike adds a capability to the business you already have. Your brokerage and state rules still apply, and some brokers need to approve it. Ike helps you find out what yours requires.
What changes for my buyer?
They keep the person they already trust through financing, and one coordinated experience from search to close. They can still compare and choose any lender, and Ike’s rates and fees have to compete on their own.
Does every buyer have to finance through Ike?
No. The buyer always chooses. Ike is one more option you can offer when it serves them.
Where is Ike available?
Ike is licensed in Colorado and onboarding its first agents there. Other states follow as licensing completes. The survey asks where you work, and we tell you when your market opens.2
Your mortgage superpower
Why would a real estate agent become mortgage licensed?
Licensing adds a valuable new capability to your business. You can take part in the financing decisions your license permits, control more of the experience, and earn mortgage revenue from relationships you created.
The loan officer“Because ‘just send me the client’ was working very well for me.”
What stays off your plate
Who does what during the loan, me versus Ike?
You guide the buyer and handle the licensed moments that need your judgment. Ike handles verification, processing, compliance, coordination, and the day-to-day mortgage work required to reach closing.
The loan officer“You keep the relationship. Ike keeps the checklist from becoming your personality.”
Am I going to be processing loans or chasing documents?
No. Your added superpower is knowing what matters and acting at the right moments, not chasing paperwork. You handle the buyer relationship and your licensed origination duties. Ike coordinates the workflow, while the mortgage team handles processing and escalations.
The loan officer“Only if alphabetizing PDFs is your love language.”
What happens when a loan becomes complicated?
Mortgage expertise is there for the questions that need a human. You are never expected to solve an unusual income, credit, property, or underwriting issue alone.
The loan officer“We gather around the file and say, ‘Interesting.’”
What it can mean for your business
How much time will I actually spend on each loan?
Every loan is different, but Ike is designed to keep your involvement focused and measured in minutes. The operation stays with Ike, so you can keep building your real estate business.
The loan officer“Less time than one ‘quick status call’ from 2017.”
Are Ike’s rates, fees, and loan options competitive?
They have to be. More power for the agent cannot come at the buyer’s expense. Every buyer should evaluate the actual rate, fees, terms, and loan options before choosing how to finance.
The loan officer“I was hoping to distract you with my availability on weekends.”
Licensing and trust
How are compliance, disclosures, and my dual role handled?
Supervision, required disclosures, records, and clear boundaries are part of the mortgage operation Ike is building.
The loan officer“This is where the jokes go to die.”
Does my broker need to approve this?
Often, yes. Requirements depend on your brokerage and jurisdiction. Ike helps you identify the approvals and documentation needed before you activate this new capability.
The loan officer“Your broker will have questions. Good news: we made an FAQ.”
Who owns the client relationship and the client data?
You keep the relationship. Ike powers the mortgage behind you, and client information is handled according to applicable privacy requirements and disclosures.
The loan officer“I prefer ‘temporarily relocated relationship.’”
Becoming a Founding Agent
What does it mean to become a Founding Agent?
Founding Agents are the first to add Ike’s mortgage capability to their business. They receive priority market access, paid licensing support, hands-on onboarding, and a direct voice in shaping the product.
The loan officer“Early access, and the rare privilege of telling a mortgage company what’s broken.”
What am I committing to when I apply?
Applying starts a conversation. It does not obligate you to get licensed or originate a loan. Ike will explain the opportunity, timing, eligibility, and next steps before you decide.
You stay the agent. Ike adds the mortgage.
Origination, with the people and technology behind you. Your old loan officer will be fine. Probably.
